OUR COMPANY

We are members of the Turkish Chamber of Commerce and comprise two companies (NADIROGLU CONSTRUCTION AND EGE SEMBOL DALAMAN TURKISH REALITY ESTATES, ESTATE AGENCY & CONSTRUCTION COMPANY LTD) run by two brothers working together, with our offices based in Ankara and Dalaman which is close to the main tourist resorts in Turkey.

 OUR STAFF and ADVISORS
Bayram Nadiroğlu is a licensed professional civil engineer. He started to work as a civil engineer at Municipality Office in Ankara and then worked as a civil engineer/construction department manager at the construction department of the Turkish Social Security Agency. His major duty was to plan and build all new hospitals, and renovate the present hospitals all over Turkey. After such a long experience working 25 years with Government he retired and then founded his own company. He is a developer and runs both companies. He has been working in his field for over 35 years.

Yalçın Nadiroğlu worked as an air traffic controller in Ankara, Esenboga airport for four years and subsequently at the Us Air Force military base in Ankara for 12 years. He is an English teacher so speaks excellent Turkish & English. He is also the founder of our foreign language school in Dalaman. He is very familiar with real estate market and has worked in the real estate industry in Ankara and the other parts of Turkey for 8 years. He is very familiar with the range of properties available in Aegean or Mediterranean coasts in Turkey. He is a skilled negotiator and has built a solid relationship with the relevant government offices solicitors and builders in the area.

Procedures

Turkish Reality Estates can guide you through the procedures needed to buy property in all areas including Dalaman, Dalyan, Gocek, Fethiye, Bodrum, Kalkan, Antalya, Ankara, Turkey. From finding your property, taking you to the land registry to receiving your title deed (Turkish: Tapu), the legal document to show that you own the property.
We can make sure that the land or property you buy is within the legal boundary required for foreigners in Turkey. Do not get caught out. Cheapest is not always the best!

Freehold property or land may be purchased by most foreign nationals, from a Turkish national or another foreigner.
After choosing the property and agreeing the price with the owner

A contract will be drawn up and signed
A deposit of 10% will be paid by the buyer
2,000 YTL (about £ 715) is to be paid to the local Council (Belediye). This money covers the costs of property development plan on the map of this area. This money has to be paid before applying to the land registry office for the necessary Military clearance for you to purchase.
Permission to purchase must be obtained from the Turkish Military Authorities in Izmir via the local land registry office(tapu), we do this on your behalf
Our commission is 3% of the purchase price to be paid when the deposit payment is made
There will be purchase tax, mandatory State earthquake insurance at the time of exchange
Legal fees including a translator and Notary costs are usually paid by the purchaser

If you can give “power of attorney” from public notary office to one on of our staff, we can do all process, register the property to your name and can do all legal procedures and follow ups on your behalf.
We will provide the best service throughout your property purchase proceeding and one of our staff will accompany you for necessary assistance and translation when needed.
After you have purchased the property we will also accompany you to the various department offices to get the utilities changed to your name. Such as;
Registry with the municipality (You won’t pay land tax for the first year)
Registry for water and electricity and official subscriptions
Register telephone/internet connection to your property
Preparations of all kinds of contracts about properties

All services are optional. A property owner (communal or private) is charged with a yearly communal charge which covers the cost of the following:

Property Checks
We will visit your property to check that everything is in order and report back accordingly. This is a particularly useful service in the winter months when the weather can be inclement and it is reassuring to know that somebody is looking after your property whilst you are not here.
In the case of any maintenance repair work we will be only too happy to provide a quote and arrange for work to be carried out. Property checks are carried out on request.

Winter check program (monthly property check)
During the winter time, in your absence, a multitude of things could happen. Storms and bad weather during the winter season mean that a winter care service for your holiday rental property is essential. Keeping an eye on your property, both inside and out, looking after details such as water supply and pipes etc.

Bill payments
To arrange payment of yearly council property tax, buildings & contents insurance, earthquake insurance, car tax, utility accounts such as water, electricity and telephone.

Furnishing Service
To find all different companies which sell the furniture for your needs. We would be happy to accompany you and may bargain for good price.

Cleaning Service
We will be happy to arrange for your property to be cleaned at anytime. Cleaning services are carried out on request. Cleaning materials should be provided by the property owner.

Gardening Service
To water the garden regularly (as the season demands). Gardening materials should be provided by the property owner.

In addition, the following routine services can be provided.

- To collect post from your post box to be left either in your property or to be resent to your home address.

- To flush the toilets to avoid sour odors and look for any damage or humidity.

- To clean the property twice a year. This can be arranged so as to coincide with your arrival.

- To wash and iron bedding's twice a year. This can be arranged so as to coincide with your arrival.

- If requested switch on the fridge, air-conditioning for heating or cooling some hours before your arrival.

- To keep your key in safe custody and providing access to the property for your guest or suppliers, with your authorization, should you not be present.

- To arrange minor general repairs, pool maintenance of your property in your absence.

- To ensure your tenants, should you choose to rent your property, are making good use of your property.

- To assist during any emergency cases including medical attention, provide transportation and translation if no English speaking people are available at Turkish hospital, police department and private or government offices, which are close to our office in Dalaman, Turkey.

- To administer document translations via our Dalaman language school from English into Turkish or from Turkish into English such as, passport translation, translation of power of attorney from public notary office, Turkish title deed (Turkish:Tapu Senedi) residency permits, buying and selling car and any necessary legal documents.

- To arrange transportation upon your arrival at Dalaman International Airport or from your home to the airport.

- To arrange rent a car service for any types of rental vehicles in Dalaman, Bodrum, Gocek, Dalyan and Koycegiz.

- To assist with local sightseeing tours in Gocek and Fethiye.

Language
Turkish is the official language of Turkey. English is frequently spoken in tourist areas.

Transportation
Turkish Airlines (THY) provides an important network of domestic flights from the international airports to all of the major Turkish cities and low cost flights to & from Turkey are now available.
Turkey has an extensive network of well maintained roads linking its towns, cities, and popular tourist areas. Taxis are numerous in all Turkish cities and are recognizable by their yellow colour. The fare shown on the meter reads according to distance travelled.

Climate by region
Marmara Region: Cold and rainy winters with mild and warm summers
Aegean Coast: Hot and dry summers with mild winters.
Mediterranean Coast: Hot summers and mild winters.
Black Sea Coast: Warm summers, mild winters, and relatively high rainfall.
Central Anatolia: Steep climate with hot, dry summers and cold winters.
Eastern Anatolia: Long snowy, cold winters with mild summers.
Southeast Anatolia: Hot summers with mild, rainy winters.

Rivers of Turkey
Most of the rivers of Turkey flow into the seas surrounding the country. The Firat (Euphrates) and Dicle (Tigris) join together in Iraq and flow into the Persian Gulf. One of Turkey's longest rivers, the Kizilirmak, (Turkish): "Kızılırmak", "Red River" is the longest river in Turkey. It is a source of hydroelectric power and it flows for a total of about 1,150 kilometres, rising in the eastern Anatolian highlands and back to the north-east finally flows into the Black Sea. Yesilirmak and Sakarya also flow into the Black Sea. The Susurluk, Biga, and Gonen flow into the Sea of Marmara, the Gediz, Kucuk Menderes, Buyuk Menderes and Meric into the Aegean, and the Seyhan, Ceyhan and Goksu into the Mediterranean.

Lakes of Turkey
In terms of numbers of lakes, the Eastern Anatolian region is the richest. It contains Turkey's largest, Lake Van (Turkish: Van Gölü - 3.713 square kilometres) located in the far east of the country. It is a saline and soda lake, receiving water from numerous small streams that descend from the surrounding mountains. Lake Van is one of the world's largest endorheic lakes (having no outlet). The original outlet from the basin was blocked by an ancient volcanic eruption.

The only fish known to live in the brackish water of Lake Van is the Pearl Mullet or inci kefalı, a Cyprinid fish related to chub and dace, which is caught during the spring floods. In May and June, these fish migrate from the lake to less alkaline water, spawning either near the mouths of the rivers feeding the lake or in the rivers themselves. After spawning season it returns to the lake.

Since about 1995 there have been reported sightings of a Lake Van monster about 15 metres (49 ft) in length named Van Canavarı ("Monster of Van").

The railway connecting Turkey and Iran built in the 1970s uses a train ferry across Lake Van between the cities Tatvan and Van, rather than building railway tracks around the rugged shore line. Transfer from train to ship and back again limits the total carrying capacity.

The other lakes are the lakes of Ercek, Cildir and Hazar. There are also many lakes in the Taurus mountains area: the Beysehir and Egirdir lakes, and the lakes that contain bitter waters like the Burdur and Acigoller lakes. Around the Sea of Marmara are the lakes of Sapanca, Iznik, Ulubat, Manyas, Terkos, Kucukcekmece and Buyukcekmece. In Central Anatolia is the second largest lake in Turkey: Tuzgolu. This lake is shallow and very salty. The lakes of Aksehir and Eber are also located in this region. As a result of the construction of dams during the past thirty years, several large dam lakes have come into existence. Together with the Atatürk Dam lake which started to collect water in January 1990, the following are good examples: Keban, Karakaya, Altinkaya, Adiguzel, Kilickaya, Karacaoren, Menzelet, Kapulukaya, Hirfanli, Sariyar and Demirkopru.
Mustafa Kemal ATATÜRK

ATATURK’S LIFE – ATATÜRK’ÜN HAYATI /İNGİLİZCE /

ATATÜRK; A GREAT LEADER, The founder of the Turkish Republic and its first President.

Atatürk was born in 1881 (probably in the spring) in Salonica, then an Ottoman city, now in Greece. His father Ali Riza, a customs official turned lumber merchant, died when Mustafa was still a boy. His mother was Zubeyde hanım. She raised him and his sister.

His father , Ali Rıza Efendi died when little Mustafa started primary school, so they moved to another city. They stayed there with his uncle. His worked on his uncle's farm for some time. Then, he went back to Selanik, and started Şemsi Efendi School again. Later, he entered the exam for the Military School and he passed it.
He was very good at maths in the Military School. His maths teacher liked him very much. One day, he said to him "Your name is Mustafa. My name is Mustafa too. That's why I'm giving you the name Kemal. Your name is Mustafa Kemal from now on. His name became Mustafa Kemal then.

He was a very hardworking student. He finished the Military School and joined the army as a young officer. He fought in Çanakkale Wars. Then, He became the chief commander of the Turkish Independence War.

He saved our country with his friends from the very strong nations of the world. And he overcomed them.

On May 19, 1919, Mustafa Kemal Pasha landed in the Black Sea port of Samsun to start the War of Independence. In defiance of the Sultan's government, he rallied a liberation army in Anatolia and convened the Congress of Erzurum and Sivas which established the basis for the new national effort under his leadership.

Then, He invited the all Turkish patriots to Ankara on the "19th of March,1920". He opend the Turkish Grand National Assembly by a religious ceremony on the "23rd of April, 1920".

Atatürk is founder of the Young Turkish Republic. He founded the Republic of Turkey on the "29th of October, 1923". And he became the first president of the Turkish Republic.

In 1934 The Turkish Grand National Assembly gave him the surname "Atatürk". Atatürk means the father of Turks in English language.

Atatürk married Latife Usakligil in early 1923. The marriage ended in divorce in 1925.
Atatürk enjoyed reading, listening music, dancing, horse riding and swimming. He was very much interested in the Western Anatolian folk dance Zeybek, wrestling and listening Rumelia songs.

He died on the "10th of November, 1938". His mausoleum is in Ankara. Ankara is the capital city of Turkey. It's in the middle of Turkey.

ATATÜRK’S REFORMS

Atatürk made many reforms. Those reforms can be put under five main topics:

- Abolishment of the Sultanate (1 November 1922)
- Declaration of the Republic (29 October 1923)
- Abolishment of Caliphate (3 March 1924)

2. Social Reforms

- Women were given equal rights with men (1926-1934)
- The Revolution of Headgear and Outfit (25 November 1925)
- Closing of dervish lodges and shrines (30 November 1925)
- The surname law (21 June 1934)
- Abolishment of nicknames, pious and royal titles (26 November 1934)
- Adoption of the International calendar, time and measurements (1925-1931)

3. Juridical Reforms

- Abolishment of the Canon Law (1924-1937)
- Instating the new Turkish Civil Code and other legislation to suit secular order (1924 - 1937)

4. Educational and Cultural Reforms

- Integration of education (3 March 1924)
- Adoption of the new Turkish alphabet (1 November 1928)
- Establishment of the Turkish Language and Historical Societies (1931- 1932)
- Organization of the university education (31 May 1933).
- Innovations in fine arts

5. Economical Reforms

- Abolishment of old taxation laws.
- Encouragement of the farmers.
- Establishment of model farms.
- Legislation of the Encouragement of the Industry Law and establishment of Industrial Corporations.
